You need to know this so you will be aware of how much local competition you will be facing. If they sell the same list to most of the brokers in your area, you may be wasting your time and money sending out mailers to people on those lists.

It is definitely important to ask how fresh the list is. To be classified as a quality mortgage list, it seems obvious that such a list would be very fresh. However, it is better not to assume that and then be sorry later.
