Fredericksburg VA Real Estate Agent Superstar Celebrates 20 Years Of Service!
Ed DeChristopher
For a fast sale, you want to make your house look better than the competition. When I look thru footage of property online, I see so many photos of sloppy rooms. Folk haven't taken the time to even clean up a little before they or their agent take the photos that'll be any purchasers first impression. So regularly in these photographs, the television's are on and there are cans of pop on the occasional table. This looks so ugly! So I believe the simplest way to make your house look better than most is to simply clean it up. First clean the surfaces. Then make the beds. If you'd like to do more, and actually you must, take a tough look round. Start packing, even if you do not know where you are going to move. You'll be glad that you did for no less than two reasons. First, prospective purchasers will not be distracted by your litter, and 2nd, you will be that much further along when it comes time to move. Look around the home again.
Is it crowded? If you have more furniture than you fully need, or than fits easily in the room, consider packing it up also. The same applies for projects you have been working on. If you are not actively working on them, put them away till after the move. Renting space for storing is a brilliant idea once a critical eye shows you quite how much you can take from your house although it is for sale. But all this does not imply emptying your house to realize that un-lived-in feel. To the contrary, you would like your house to be comfy. There's a balance between cluttered and comfortable, and you need to find it.
Have your agent come by in the day to take photos of your house, and be certain to use both natural and synthetic light to make your house appear bright and fascinating. Consider making some nice smells, as these too impact a consumer's first impression. By making your home stand out, you increase your odds of a fast sale, at the rate you are asking. So do yourself a favor and put in that additional effort.
You will be happy you did.
